Extractor Fan Testing for Part F: Ensuring a Healthy and Efficient Home

Living in a well-ventilated home is crucial for maintaining good indoor air quality and preventing condensation build up. With modern building methods, contemporary housing is continually becoming better at reduce draughts and keeping the heat in, which is why we now need minimum standards of ventilation to make sure the property is still well-ventilated, despite how water tight (or air-tight) they are getting.

This is where extractor fans play a vital role, removing stale, moisture-laden air from kitchens, bathrooms, and utility rooms. But did you know that in the UK, ensuring your extractor fans function properly is a legal requirement under Part F of the Building Regulations? This is of great importance to new builds, conversions, and soon enough will likely affect loft conversions and extensions.

This blog delves into extractor fan testing for Part F, explaining its importance, the testing process, and how to ensure a successful outcome.

Why is Extractor Fan Testing for Part F Important?

Part F of the building regulations, to quote from the Part F approved document itself, is to ensure that:- "There shall be adequate means of ventilation provided for people in the building", with the general intention being to promote higher quality health and lifestyles for the occupants through proper ventilation. More specifically the aims we're looking to achieve by using extractor fans are:

  • Improved Indoor Air Quality: Extractor fans remove moisture, pollutants, and cooking odours out of the building, preventing them from accumulating and impacting your health and comfort.
  • Reduced Condensation: Efficient ventilation minimizes condensation build up on walls and windows, preventing mould growth and potential damage to your property.
  • Energy Efficiency: Well-functioning extractor fans operate optimally, reducing energy consumption and lowering your utility bills.

By ensuring your extractor fans meet Part F regulations, you contribute to a healthier and more energy-efficient living environment for the occupants of the property.

What Does Extractor Fan Testing for Part F Entail?

Here's a breakdown of the extractor fan testing process we carry out for our clients in Medway & Maidstone:

  1. Pre-Test Inspection: A qualified Part F tester will visit your property and inspect the rooms and the ventilation systems deployed. This includes checking the location, type, and suitability of extractor fans, in relation to the rooms they're trying to adequately ventilate.
  2. Airflow Measurement: The tester uses specialized measurement equipment, typically a calibrated anemometer, to measure the air flow rate of each extractor fan. This measured airflow rate is then compared against the minimum requirements stipulated in Part F for the specific types of rooms (e.g., kitchens, bathrooms).
  3. Ductwork Inspection: In some cases, the tester may also inspect the ductwork connecting the extractor fan to the outside vent. To ensure the system will operate as intended for the system's life span.
  4. Test Report: Following the testing, the qualified tester will provide a detailed report outlining the findings. This report will document the measured airflow rates, highlight any identified issues, and indicate whether the system complies with Part F regulations.

How to Prepare for Extractor Fan Testing for Part F

Here are some steps we walk our clients in Medway & Maidstone through, to ensure a smooth testing process:

  • Schedule Your Test: Arrange for a Part F test with a qualified and accredited professional. (Feel free to contact us for a free quote).
  • Clear Access: Ensure easy access to the extractor fans, including any access panels or grilles that may require removal for inspection, as well as ensuring furniture and belongings are not blocking access, if applicable.
  • Fan Information: If available, gather any documentation related to your extractor fan specifications, such as model numbers, installation manuals, and data sheets.

By taking these simple steps, you can expedite the testing process and facilitate a successful outcome.

  • Increase Fan Speed: Many extractor fans have multiple speed settings. If your fan is currently on a lower setting, increasing the speed to its maximum might be enough to achieve the required airflow rate. Your Ventilation Specialist May Consult your extractor fan's manual for instructions on adjusting the speed settings.
  • Change Fan Operation Controls: Some extractor fans are linked to light switches or humidity sensors. If your fan only operates when the light is on, switching it to/ for a continuous operation extraction mode could ensure it runs long enough to remove moisture effectively.
  • Change Fan Type: If adjusting the speed or operation controls isn't sufficient, you might need to consider replacing the existing extractor fan with a more powerful model. Look for a fan with a higher extraction rate (measured in litres per second, l/s, or Cubic feet per minute, CFM) that meets the Part F requirements for the specific room type (e.g., kitchens typically require higher airflow than bathrooms). In-line fans can be used to 'boost' the existing fan. In order of our preference for extractor fan types:- Inline fans, centrifugal fans, then axial fans generally come last.
  • Improve Ducting Installation: Ducting that hasn't been designed or installed with good practices in mind can be an Achille's heel for extractor fan air flow. unneeded bends, excess lengths and blocked ducts can significantly hinder airflow and prevent the extractor fan from functioning optimally. A qualified extractor fan tester can identify any issues with the ductwork and recommend solutions. In some cases, minor repairs like sealing leaks or clearing blockages might be sufficient. For more extensive problems, rerouting or replacing ductwork might be necessary.
