New builds, particularly those that are ten years old or less, can have serious ventilation problems.

Not only are these buildings basically air tight, but many of the extractor fan systems we find in these new builds are either not up to the job and perform poorly, or they turn into condensation magnets and cause damp patches on ceilings and allow water to collect and drip back down from the ducting, fan and vents!

This is one such customer who ended up turning their extractor fan and not using it, because their damp patch on the ceiling was getting really quite bad, with a big damp patch on the ceiling, really bad black mould growth, and of course, water dripping out from the extractor fan itself.

So we pulled out almost all of the existing extractor fan system, put a new ceiling vent in a slightly different location, patched up the old hole, and went to work with installing one of our (getting) famous extractor fan systems.

When we design our extractor fan systems, we're trying to apply best practices and principles that ensure

  1. Maximum airflow possible.
  2. Minimum chance of condensation occurring.

We don't want a teeny tiny fan that our nans can beat in a breath-flow contest. We want beasts that can take moisture laden air from inside the property and get it OUT of the property in the shortest time possible. This does two things: One, it means the system can perform well, and two, it means the condensation isn't milling around inside the ducting having a little party on its way out, and condensing inside the pipework. We want that moist air OUT before it even gets the chance to think about condensing, collecting and swimming around in its own little fishbowl.

When you tick those two boxes, amongst other secondary design principles, you give the bathroom extractor fan system the best chance to perform well and not cause problems (especially over the cold winter months)
