We are continually tweaking our extractor fan designs.

 
This rental flat in Tunbridge Wells was suffering quite bad from condensation, damp & mould - I do believe the bathroom ceiling was quite black!

 
The original extractor fan was a entry-level wall mounted fan, which clearly wasn't doing enough, and the ducting that led the moisture laden air out was quite complicated, was leading to water running back out of the extractor fan, and ultimately slows the flow of air.

 
Our proposal meant putting the vent on the ceiling rather than the wall - and if we got our ducks in a row it meant we could have a completely straight vertical run from bathroom ceiling to roof tile vent, by passing all the topsy-turvy turns that the existing ducting had to do.

 
And it happened just like that - it allowed us to use solid ducting for the entire route which decreases drag, but there can be unintented consquences, which we've happened upon a handful of times. The solid ducting introduces its own noise which can quite easily make it louder.

 
Because of the state of the flat before we installed this, and the apparent moisture load in the property, the tenant wasn't overly bothered about this noise and opted to keep the solid ducting in preference of the improved airflow.

 
We also fitted an override switch for this property which means the extractor can run continuously even when the bathroom lights aren't on - something that has come to be invaluable for clients especially over the colder winter months when you need to battle condensation with that ventilation!

 
TLDR: We maxxed out the extractor fan for airflow. Extractor fan is noisier than we'd normally like. Tenant loved it!
