We attended a property in Lower Stoke on the Hoo Peninsula, to conduct as EICR.
Clearly this is the beginning of the second round of EICRs starting to come through, with the last round being in the rush for compliance in 2020, after the UK government announced that all residential landlords must be in possession of a satisfactory EICR certificate in order to legally rent their properties.
We want to talk about what we found at this property, then we might add a bit of shpill about the importance of THOROUGH EICRs when it comes to reducing the risk of - loss to life - loss to property - and of course, loss to your pocket!
So at this property the first thing we went to was the shower in the bathroom. On our way to the bathroom, on the landing, we saw the shower isolator hanging from the ceiling! That's not particularly normal, nor safe.
Tests at the shower was slightly higher than we might expect - we had to close this isolator up anyway so we took a little peak.
We Then took to the sockets, some of which is likely down to genuine wear and tear. sockets that stick out from the wall, that has pastic pattresses made of brittle plastic, are absolutely prone to being knocked anyway, and the effect tends to be cracking and shattering of the plastic. there were two double sockets that had shattered in different ways. Here's one of them:
And then there was burnt plug top from the washign machine, which had melted the socket it was plugged into
And of course, the immersion heater wiring which looked like it might have been in existence prior to the last EICR.. Oops.
